With individual housing contracts, residents are only ever responsible for their monthly installment payments. If a roommate moves out or misses a payment, the other residents in the apartment aren’t responsible in any way.

To provide the maximum convenience to all of our residents, we accept monthly installment payments through our easy-to-use online resident portal. Residents can also stop by our leasing office and pay with a personal check.

Our housing contracts span 12 months, and are designed around the UIUC calendar to best accommodate residents who are looking to move before the start of the academic year.

Yes! The Dean hosts an on-site community team that is available to assist residents with any questions, comments, or concerns they may have regarding our community. We also have a maintenance staff readily available in the event something breaks inside of a resident’s apartment.

For residents that don’t financially qualify on their own, we do accept a qualified guarantor. We ask that all potential guarantors meet minimum income and credit requirements, and also sign the guarantor addendum to each contract. In the event an applicant is unable to provide a qualified guarantor, we instead require that applicants submit an additional security deposit. Yes! For residents new to the area, roommate-matching services are a great way to meet other like-minded individuals. Residents who are interested in roommate-matching services can fill out a comprehensive questionnaire during the application process detailing their lifestyle habits, hobbies, living preferences, and any other related information. Based on these results we’ll match like-minded individuals together.

Yes! All of our studio apartments, one-bedroom apartments, two-bedroom apartments, and four-bedroom apartments are fully furnished and include a myriad of contemporary features and lavish interior designs. Our Aerial apartments are located on the 16th floor, and include a custom-tile backsplash in kitchen, upgraded custom-closet organization, upgraded shower system with Kohler HydroRail with Moxie rainfall showerhead and Flipside handspray, a lighted magnified vanity mirror in the bathroom, as well as all standard apartment features. Our penthouse apartments are located on the top floor (17th floor) and include a soundbar with subwoofer, upgraded 65-inch 4K Smart TV, custom-tile backsplash in kitchen, upgraded refrigerator with water and ice dispenser (with exception of micro units), Kohler Moxie rainfall showerhead, as well as all standard apartment features.
